This comprehensive course is designed to provide real estate professionals with a thorough understanding of federal fair housing and fair lending laws, as well as the critical role of the U.S. Department of Housing and Urban Development (HUD) in promoting equal opportunity in housing. Rooted in the foundational American values of freedom, justice, and equality, the course explores the legal and ethical responsibilities of real estate licensees in ensuring that all individuals—regardless of race, color, national origin, religion, sex, familial status, disability, or LGBTQ status—have equal access to housing opportunities.
Participants will examine landmark legislation such as the Fair Housing Act, the Americans with Disabilities Act, the Equal Credit Opportunity Act, and the Home Mortgage Disclosure Act. The course also addresses key topics including HUD’s enforcement authority, the rights of LGBTQ individuals, the significance of the Voluntary Affirmative Marketing Agreement (VAMA), and best practices in fair housing advertising.
Through four focused units, learners will gain the knowledge needed to recognize and prevent housing discrimination, understand HUD’s complaint and enforcement processes, and promote ethical practices that align with federal law.
